Calculators, receipts and guides that go with this estimate.
A deck estimate has to answer two questions at once: how big, and built from what. Size drives the framing and decking cost, while material choice (pressure-treated lumber, cedar, composite or PVC) can change the total dramatically. Railings and stairs are often a surprise for customers, so price them separately by linear foot and by step. Height matters too: a ground-level platform is a different project from a second-story deck that needs tall posts, bracing and careful attachment to the house. Most attached decks need a permit and inspections, and your estimate should say who handles that. For repairs and rebuilds, be honest that the ledger and framing may hide rot that only shows up once boards come off.
Is composite decking worth the higher price?
Composite costs more upfront but needs less maintenance than wood. Showing both options on the estimate helps the customer weigh cost now versus upkeep later.
Do I need a permit for a deck?
Many towns require permits for attached decks or decks above a certain height. Check local rules; the estimate should say who applies for the permit.
Why are deck railings so expensive?
Railings are labor-intensive and must meet safety requirements for height and strength. Premium styles like cable or glass add material cost.
