Calculators, receipts and guides that go with this estimate.
Asphalt customers see the surface, but what makes a driveway or parking lot last is the base underneath and the thickness on top. Your estimate should show both, along with whether you're paving over the existing surface, milling or removing it entirely. A resurfacing overlay costs less than a full tear-out, but it isn't always the right fix, especially if the old asphalt is badly cracked or the base is failing. Maintenance work like crack filling, patching and sealcoating should be priced on separate lines, since many customers want those first. Drainage is a frequent complaint after paving, so describe the planned slope and any corrections. Asphalt is weather-dependent and priced off supplier costs, so a short validity period is common.
Should I resurface or replace my driveway?
Resurfacing (an overlay) can work when the base is solid and cracks are minor. Widespread cracking, potholes or soft areas usually mean the base is failing and replacement is the better long-term fix.
How soon can I drive on new asphalt?
Contractors usually recommend waiting a few days, longer in hot weather and for heavy vehicles. Put your recommendation in the completion notes.
Why is the estimate only valid for a short time?
Asphalt prices follow oil and supplier costs and can change quickly. A shorter validity period protects both sides.
