How to write a roofing estimate

Roofing estimates are measured in squares, 100 square feet of roof each, and customers compare them square by square. What makes yours stand out is what's included per square: tear-off of how many layers, the shingle line, underlayment, ice and water shield in valleys and eaves, new flashing, drip edge and ventilation. Cheaper quotes often reuse flashing or skip ice barrier. Pitch, height and the number of valleys and penetrations change labor dramatically. The most common surprise is rotted decking, so set a price per sheet before you start. If the customer is going through insurance for storm damage, describe the scope clearly and remind them that coverage decisions are between them and their insurer. Warranty terms belong at the bottom.

How to price it

Roofing is priced per square (100 sq ft), with a waste factor for cuts and hips.
Steep pitch, multiple stories and complex rooflines increase the labor rate.
Tear-off is priced per square per layer, plus disposal.
Flashing, drip edge, vents and ridge caps are priced per linear foot or per item.
Decking replacement is priced per sheet as found.
Material type (asphalt, metal, tile) changes both material and labor costs.
